These California suburbs are some of the fastest-growing wealthy cities in the US

Two California suburbs, the Bay Area city of Dublin and the Inland Empire city of Eastvale, ranked in the top 10 nationally in an analysis of the country’s fastest-growing wealthy suburbs by personal finance website GoBankingRates.

Dublin, about an hour east of San Francisco, ranked 8th on the list. Its current population of 69,000 grew by 19% from 2018 to 2023, according to the analysis. The city has a median household income of over $205,000, and the average home is valued at $1.4 million.

Eastvale, about 30 minutes west of Riverside, ranked 10th on the list. Its current population of 70,000 grew by 14% from 2018 to 2023, according to the analysis. The city has a median household income of over $161,000, and the average home is valued at $948,000.

Why are Dublin and Eastvale growing so fast?

Dublin's growth is credited to its proximity to high-paying tech jobs, good schools, high-quality housing options, and desirable weather, according to the Dublin Chamber of Commerce.

Eastvale's growth is credited to its (relatively) easy commute to high-paying jobs in Los Angeles and Orange County while offering relatively affordable housing and good schools, according to Eastvale Chamber of Commerce.

What other California cities made the fastest-growing wealthy suburb list?

Three other California cities made GoBankingRates' top 30 list:

  • North Tustin (20), in Orange County

And a note: California boasts the second-highest number of growing wealthy suburbs in the nation. The Golden State’s five fastest-growing suburbs for wealth are Dublin, Eastvale, San Ramon, El Dorado Hills and North Tustin.

While Dublin, the capital of Ireland, is the most well-known city by that name, another city called Dublin in Ohio ranked lower than the Bay Area suburb, coming in 15th place in the analysis.

What metrics did the study use?

Researchers with GoBankingRates analyzed Census Bureau data on suburbs with median incomes of at least $150,000 and populations between 25,000 and 100,000. They studied how the population changed between 2018 and 2023.

Texas is home to seven fast-growing wealthy suburbs, the most out of any state. They include Fulshear, Celina, Prosper, Flower Mound, Southlake, University Park, and Colleyville. Additionally, the three fastest-growing wealthy American suburbs are all based in Texas. Ranked in order are Fulshear (No. 1 with a population increase of 237%), Celina (No. 2 at 190%) and Prosper (No. 3 at 81%).
